Practical real estate insights for Canadians
I’m a real estate investor coach with Keyspire, focused on practical strategies, real-world execution, and long-term growth. Canada Property Perspective is where I share, home owner advice, buyers and sellers guidance, market updates, data-driven insights, and lessons from building and managing a portfolio.
Why I write Canada Property Perspective
Real estate is local, but the forces that shape it are national. This site connects the dots—so homeowners and investors can make clearer decisions with less noise.

For Home Owners
Make confident decisions with practical guidance
From understanding property values to navigating rate changes, I focus on what actually moves the needle for day-to-day ownership.
For Investors
Execution-first strategies for long-term growth
I share frameworks I use in coaching—grounded in cash flow, risk management, and repeatable systems.

For Markets
Data that’s consistent, comparable, and useful
Stats & Data uses a consistent set of metrics across regions so you can compare trends over time and across Canada.
My approach
Clarity over hype. Systems over shortcuts.
I’m an investor coach with Keyspire (founded by Scott McGillivray and Michael Sarracini). My work is centred on helping people move from “research mode” to real-world execution—without losing sight of long-term fundamentals.
I’ve spent years learning what holds up in the real world: how to evaluate deals, build resilient cash flow, manage properties, and make decisions when the market shifts. Canada Property Perspective is my place to share those lessons in a way that’s useful whether you own one home or you’re building a portfolio.
My goal is simple: help you make better property decisions with clear data, practical steps, and a long-term mindset.
Jason Witzell
Outside of real estate, you’ll usually find me outdoors—fishing, kayaking, or hiking. I also keep reptiles as a hobby. And yes, I have ADHD; it shapes how I work: lots of curiosity, pattern-spotting, and a focus on building repeatable systems that keep things moving.
